Structural Concerns: When to Get an Assessment
Some signs point to issues with a building's structural integrity rather than cosmetic wear. These should always be assessed by a qualified structural engineer.
Common causes
- Under-designed structural elements (beams, columns, slabs)
- Substandard materials or workmanship during construction
- Unauthorised alterations — removed walls or added floors without redesign
- Long-term overloading beyond original design intent
- Deterioration of reinforcement due to water ingress (rebar corrosion)
Not every visible defect is structural — many are finishing-level issues.
- • Visible sagging in beams, slabs or floors
- • Bulging or leaning walls
- • Exposed, rusted reinforcement (spalling concrete)
- • Cracks in structural columns or beams, as opposed to non-load-bearing walls
This information is general guidance for planning purposes and is not a substitute for an in-person professional assessment. Every building and site is different — a TEKEEY engineer can confirm the actual cause and recommend next steps.
