What Is BIM?
Building Information Modelling explained in plain terms — what it does, and when it's worth using on a project.
BIM (Building Information Modelling) is a 3D, data-rich digital model of a building — not just a drawing, but a coordinated model that different disciplines (architectural, structural, M&E) can work from and check against each other.
What it's actually used for
- Catching design clashes — like a beam running through a planned duct — before construction starts
- Extracting more accurate quantities to support cost estimates and BQs
- Visualizing the finished building before it's built
- Referencing the model for maintenance and facility management after handover
Is it worth it for your project?
BIM adds the most value on larger, more complex or multi-disciplinary projects. For a small, straightforward residential build, conventional 2D drawings prepared and coordinated properly may be entirely sufficient — the value of BIM scales with project complexity.
