How to Supervise Your House Construction

Supervision is what turns a good design and a good contract into a well-built house. Without it, problems that would take minutes to fix during construction often aren't caught until they're expensive to correct.

What to check at each stage

• Setting out — confirm the building position and dimensions match the approved drawings before excavation
• Foundation — verify depth, reinforcement and concrete quality before it's covered
• Structure — check column and beam reinforcement before casting, and concrete curing afterward
• Roofing — confirm slope, fixing and flashing details match the specification
• Finishes — inspect for level floors, plumb walls, and correct material specifications

Keeping records

Photograph key stages before they're covered (reinforcement before casting is especially important), keep a simple site diary of what happened each day, and track materials delivered versus materials used. This record is invaluable if a dispute or defect arises later.

When to bring in a professional

If you can't be on site regularly, or the project involves technical elements you're not confident assessing, independent professional supervision is usually cheaper than the rework it prevents.
